Why Homeowners Choose This Service

Eliminate Moisture and Mold
New Jersey's coastal humidity and seasonal weather drive moisture into exposed crawl spaces, fueling mold growth, wood rot, and bacterial contamination. Our encapsulation systems seal your crawl space from ground moisture and humid outside air, eliminating the conditions that mold needs to survive.
Improve Indoor Air Quality
Up to 50 percent of the air circulating on your first floor rises from the crawl space below through a phenomenon called the stack effect. A sealed, dehumidified crawl space means cleaner, drier air throughout your home -- reducing allergens, musty odors, and respiratory irritants for your entire family.
Reduce Energy Costs
An unsealed crawl space acts as a massive energy leak, allowing cold air in during winter and hot, humid air in during summer. Proper encapsulation and insulation reduce the workload on your HVAC system, cutting heating and cooling costs by an estimated 15 to 20 percent in a typical New Jersey home.
Restore Structural Integrity
Sagging floors, bouncy joists, and deteriorating girders are common in neglected crawl spaces. We install adjustable steel support posts and sister damaged floor joists to restore structural rigidity, leveling floors and eliminating the bounce that signals trouble beneath your home.
Protect Against Termites and Pests
New Jersey's damp crawl spaces are a prime target for termites, carpenter ants, and other wood-destroying organisms. Encapsulation removes the moisture that attracts these pests and eliminates ground-to-wood contact, significantly reducing your risk of costly pest damage and making inspections easier.
Increase Property Value
A professionally encapsulated crawl space with proper drainage and dehumidification adds measurable value to your home. Buyers and home inspectors immediately recognize the investment, and our transferable warranty provides documented assurance that protects your property at resale.

Our Proven Process

  1. 1

    Detailed Crawl Space Inspection

A certified technician enters your crawl space to evaluate moisture levels with digital hygrometers, inspect structural members for rot or insect damage, check for standing water or active leaks, assess insulation condition, and document everything with detailed photos. We identify all contributing factors including open vents, ground moisture, plumbing leaks, and inadequate grading.

  2. 2

    Drainage & Sump Pump Installation

If standing water or high groundwater is present, we install a perimeter drainage channel along the interior footing and a sump pump system to actively collect and discharge water. The pump includes a battery backup to maintain protection during New Jersey's storm-related power outages. All discharge lines are routed to daylight away from the foundation.

  3. 3

    Full Encapsulation & Vapor Barrier

A heavy-duty 20-mil reinforced polyethylene vapor barrier is installed across the entire crawl space floor, up the foundation walls, and around all piers and columns. Every seam is overlapped and sealed with waterproof tape, and the barrier is mechanically fastened to the walls above grade. All exterior vents are permanently closed and sealed to prevent humid outside air from entering the conditioned space.

  4. 4

    Structural Repairs & Dehumidification

Adjustable steel support posts are installed under sagging girders and joists to restore floor levelness and structural integrity. Damaged joists are sistered with pressure-treated lumber where needed. A commercial-grade, self-draining dehumidifier is installed and configured to maintain crawl space humidity at 50 percent or below year-round, preventing condensation and mold growth even during New Jersey's most humid summer months.

  5. 5

    Final Walkthrough, Monitoring & Warranty

We conduct a complete walkthrough of the finished crawl space with you, demonstrating the drainage system, dehumidifier controls, and monitoring features. You receive a detailed project report, maintenance guidelines, and your warranty documentation. Our 25-year encapsulation warranty and lifetime structural support warranty are activated immediately and are transferable to future homeowners.
